Grading & Site Preparation

Diagnose the problem

Six symptoms that point to a grading or drainage issue.

Every property is different. Some need a full front-yard rework. Others need one bed cleaned up before a wedding. We do both, and everything between.

01

Wet basement or crawl space

Water in the basement is almost never a foundation crack alone. It's usually surface water pooling against the foundation because the grade slopes toward the house, not away.

Solution: Regrade foundation perimeter

02

Yard that ponds for days

Standing water in the same spot after every rain. Clay soil holds it, and the low spot has nowhere to drain. Common in flat backyards across the county.

Solution: Grading + French drain

03

Erosion channels forming

Small channels or bare stripes running down slopes after storms. Water is finding a path, and every storm makes the channel deeper.

Solution: Grade correction + swale
01

Dead patches under downspouts

Gutter water dumping right against the foundation, killing grass and pushing water into the house. Extremely common issue.

Solution: Downspout extension + grade

01

Soggy lawn or moss growth

Grass thin, mossy, or always wet, even in dry weeks. Compacted clay with no drainage. Water sits at the root zone.

Solution: Regrade + topsoil

01

New build site prep

Preparing a lot for a new structure, driveway, or major landscape install. Needs proper cut, fill, compaction, and grade set.

Solution: Full site prep

Our process

Four steps from wet yard to fixed yard.

We built our process to keep you out of the weeds (bad pun, we know). Four steps from your first call to the day we roll up the last tarp.

01

Assessment

We walk the site, ideally during or after a rain, to see how water actually moves.

02

Diagnosis

Identify the real cause. Grading, drainage, downspout, soil, or a combination.

03

Execute

Excavation, grading, drain install, topsoil, and any tie-in work. Miss Utility marked first.

04

Restore

Regrade finished surface, install topsoil, seed or sod, and clean up completely.

Diagnose the problem

Six symptoms that point to a grading or drainage issue.

Every property is different. Some need a full front-yard rework. Others need one bed cleaned up before a wedding. We do both, and everything between.

Yard leveling & regrading

Reshaping the ground surface so water moves where you want it. Foundation slopes, backyard low spots, driveway pitch corrections. Sometimes small, sometimes major cut and fill.

When it's needed

Standing water, wet basement, uneven lawn, slope problems.

Drainage improvements

French drains, swales, dry wells, and downspout extensions. Actual routing of subsurface water away from problem areas. Sometimes a grading fix alone works; sometimes you need to move the water.

When it's needed

Water that keeps returning to the same spot despite grading.

Topsoil installation

Screened topsoil brought in and installed to rebuild yards after grading, prep for sod or seed, or replace poor existing soil. We use quality material, not fill dirt sold as topsoil.

When it's needed

After grading, before new lawn install, or for planting bed builds.

Gravel installation

Driveway gravel, parking areas, path bases, and drainage layers. Right stone size for the use case, proper depth, and base prep so it holds up.

When it's needed

New or repair gravel drive, paths, French drain fills.

General site preparation

Clearing, grading, and rough shaping a site for a new build, garage, pole barn, patio, pool, or driveway. Full-package prep so the next contractor walks onto a workable site.

When it's needed

Prep before a new structure or major hardscape.

Erosion control

Silt fencing, straw wattles, and permanent solutions like swales and stabilized slopes. Where regulations require it, and where slopes are actively losing soil.

When it's needed

Active erosion, county requirements, disturbed sites.

Materials & equipment

What we bring to a grading job.

The right equipment for the site, the right materials for the fix. This is why we can do work that a landscape crew with a rake and a wheelbarrow can’t.

Equipment

Compact track loader

Moving material, grading, tight access

Mini excavator

Moving material, grading, tight access

What most homeowners want to know

Why Montgomery County has so many drainage problems.

If you own property in Montgomery County and have ever had water where you didn’t want it, you’re not alone. Almost every neighborhood in the county sits on the same combination of factors that make drainage the number one issue we get called about.

The soil is the biggest reason.

Most of Montgomery County sits on heavy clay soil, and clay has almost no drainage capacity. Rain hits the surface, ponds instead of soaking in, and just sits there. On a properly graded lot with slope, that's not the end of the world because the water moves off. On a flat lot or one that pitches toward the house, that's where basements get wet and lawns turn into swamps.

Development compacted things worse.

Every house built in the last 40 years in this county had heavy equipment on the lot during construction. That equipment compacted the soil to a point where even the naturally poor clay drainage got worse. New homeowners inherit lots that basically don't drain at all in some spots, and the developers rarely correct it during landscape install because it takes real work.

The regrading vs French drain decision. A lot of homeowners jump straight to “I need a French drain.” Sometimes yes, but a proper regrade fixes the problem cheaper about half the time. We diagnose which one your site actually needs during the assessment, and we won’t upsell you a drain if grading will do the job.

Downspouts are the silent problem.

A single downspout in a heavy rain can dump 100+ gallons of water per hour at one spot on your foundation. Multiply that by 4 to 6 downspouts on an average house, and you can see why some basements flood even with a good grade. Extending downspouts to daylight or into a dry well moves that water 10 feet or more away from the house, which fixes a huge percentage of "wet basement" calls.

What grading actually costs.

Simple regrading around a foundation or fixing a small low spot: $1,500 to $3,500. A drainage improvement with a French drain: $3,000 to $8,000 depending on length and access. Full yard regrade with topsoil and reseeding: $5,000 to $15,000 for typical properties. Site prep for a new build or major structure: quoted per project. We give firm numbers after seeing the site.

If you're seeing any of the symptoms above, get us out for an assessment. It's free, and even if you don't hire us we can usually tell you what the fix should be.

Ty and his team at Anytyme Outdoor Services did an excellent job. I needed a front yard tree trimmed and general yard cleanup but wasn’t sure of the scope or how to stay within budget. Ty quickly assessed the property, recommended a practical plan that fit my budget, and clearly explained the work. He was professional, easy to communicate with, and completed everything as promised. The tree looks great, the mulch bed was cleaned and re-edged, fresh mulch was installed, and the entire yard was left spotless. I appreciated his expertise and attention to detail, and highly recommend the company.

Ty with Anytyme Outdoor Services did an outstanding job opening up a section of our property that we plan to build on. He cleared the area, graded everything properly, and completely transformed the space. He showed up when he said he would, communicated throughout the project, and took the time to do the job right instead of cutting corners. The work was completed professionally, the site was left clean, and the quality really shows. I highly recommend Anytyme Outdoor Services to homeowners, builders, and contractors looking for dependable, high quality land clearing and grading services.

I first hired Ty to remove a large, messy raised garden bed, leveling and reseeding it to form a seamless backyard. Ty communicated very well, from submitting a proposal which was reasonable, to scheduling and showing up to work. I was pleased with his completed work. He even hauled the reusable materials to my new location 40 minutes away. The next job I had him do was to regrade around the foundation of our house to prevent future issues. Again, he was diligent in getting the work done, and even added more grass seed to a few spots of his previously completed lawn project, with no prompting from me. His diligence and work ethic is so impressive, especially considering that he was still in high school when I first met him and just graduated this year - 2026! We could surely use more young men with Ty’s upstanding character! I will continue calling on him when projects come up.

Do you provide grading services throughout Montgomery County?

Yes, we handle grading and site preparation for properties across Montgomery County, and understanding the terrain and soil common throughout the region helps us plan the work correctly from the start. Every lot drains a little differently, so we assess the site in person before deciding on an approach. Our service areas page has the full list of communities we currently serve.

Common signs include water pooling near your foundation, soggy patches that take days to dry out, or areas of your yard that stay muddy long after everyone else’s has dried. Left alone, these issues tend to get worse over time and can eventually affect your lawn or any landscaping already in place. A site visit is usually the easiest way to confirm what’s actually causing the problem.

Grading typically comes after clearing, since the ground needs to be cleared of trees, brush, and debris before it can be properly leveled and shaped. Trying to grade a site that still has obstacles in the way usually leads to uneven results. Our land clearing page explains how that process fits in before grading begins.

Grading involves leveling and shaping the land so water drains away properly instead of pooling near your home or collecting in low spots across the yard. It’s usually one of the first steps before starting a bigger project like landscaping or hardscaping, since a properly graded site helps everything built on top of it last longer. Getting this step right early on saves a lot of headaches later

Timelines vary depending on the size of the property, how much clearing is needed beforehand, and how severe any existing drainage issues are. Smaller residential lots tend to move faster than larger properties or ones requiring significant reshaping. We give a realistic timeframe once we’ve walked the site and understand the full scope.
